Ten Steps To Building A Good Credit History

January 31, 2007

Are you thinking of buying a house? Do you want to buy a new car to replace that old wreck? Trying to get insurance on you home, auto, or life? In each of these situations, what’s on your credit report will determine if you can get a loan or insurance and what rates you’ll have to pay.

If you’re trying to build or repair your credit history, you have a daunting but not impossible task in front of you. Lots of people have been where you are and today they have good credit. With time, discipline, hard work, and by taking the proper steps, you’ll be able to build a good credit history too.

To build or rebuild your credit history you need to take certain steps:

Develop a budget and live by it. Whether your building credit for the first time or rebuilding credit, you need to know how much money you have coming in each month and how you’re spending it.

Start by listing your income from all sources. Next list all fixed expenses (rent, mortgage, car payments?). Finally list all of your variable expenses (entertainment, recreation, clothing?) no matter how small they are. Writing down and tracking your expenses will help you to understand your spending patterns and you’ll be able to see where you can save money by making lifestyle changes.

Fast Cash Payday Loans

January 31, 2007

If you need cash now there are several options available to you. The first is your debit card, assuming you are in good standing at your bank. Just head to the ATM and faster than you can say “I need cash now”, you’ll be good to go.

Another way to get dollars in hand if you need cash now is by deliberately overpaying for gas or groceries and telling the clerk you need cash now. They will give you the balance. A third way to get money if you need cash now is through your credit card company or checkbook.

Some credit card companies lure you to their brand, knowing you need cash now, by offering cash advances. When you need cash now, you simply use the credit card as a debit card. You’ll be given a pin number (password) upon sign up. Then when you need cash now you’ll be able to borrow against your credit card. Other tricks credit card companies utilize in order to keep your business are checks in the mail that you can cash when you need cash now. Since everybody seems to need cash now, they know if they send you a check you’ll likely cash it without thinking about paying it off with interest later.

Say Yes to ISA Mortgages for a Convenient Mortgage Repayment

January 31, 2007

Customers who opt for an interest only mortgage, and feel themselves fortunate at the extraordinarily low monthly installments, wake up. The mortgage may be fast approaching its repayment.

Interest only mortgages require only the interest to be repaid as monthly installment. This means that the mortgage amount continues to be the same even when the mortgage reaches its maturity date.

Paying the whole amount of the mortgage all at once will be difficult. Therefore, it will be prudent to plan the mortgage repayment right from the start. ISAs or individual savings account mortgage will be a proper choice in this direction.

Individual savings accounts were launched in April 1999, to replace Tax Exempt Special Savings Account (TESSA) and Personal Equity Plans (PEP).

There are two benefits of individual saving accounts. First, it grows unhindered because the government offers tax relief to people who save in individual savings account. Second, this accumulated amount, after growing up to a sizeable figure, will repay the mortgage.

Individual savings account is not exactly an investment. It is in fact a protective cover that allows the other investments to grow tax-free. These are for all classes of people, as long as they are aged 18 years or above. They need not necessarily be taxpayers, but they need to be residents of the UK.

Personal Bankruptcy: Last Option To Legally Stop Bill Collectors

January 30, 2007

Do you have stacks of unpaid bills?

Are you in debt?

Are bill collectors hounding you?

Are you frustrated and annoyed and wish to get them off your back?

If you answer yes, then pay close attention.

Filing for a personal bankruptcy may be the last option for you.

Sometimes, the formal and legal declaration of personal bankruptcy is the best way to go when you’re “snowed under” with bills, and you just can’t see your way clear to survive.

Actually, bankruptcy allows you to make a fresh start. Generally, it takes only a small amount of money, a careful evaluation of your assets and your liabilities. In many cases, a lawyer is not necessary.

If you have very few assets, mountains of debt, and not enough income to meet your obligations, then your best bet is almost always the filing of straight bankruptcy.

What you’ll need is the proper forms “S3010 Bankruptcy forms, for an Individual Not Engaged In Business.”

These can be purchased from any full-line office supply store, especially in an area serving attorneys’ offices.

How Do I Know a Good Credit Card Debt Reduction Strategy When I See It?

January 30, 2007

Credit card debt reduction is an important part of the debt reduction process. The way credit card debt reduction works is if you have five credit cards, you need to keep track of and pay 5 bills every month.

Once you enter a debt consolidation program all your accounts will be consolidated into one account. So now, you’ll need to pay only one bill each month.

Sometimes it can even help to see a credit card debt reduction counselor to help you with understanding why you continue to use credit cards. A good credit card debt reduction strategy will include both of the above strategies along with a professional debt reduction plan.

A debt reduction plan is a process that allows you to combine all of your monthly bills into one monthly payment, sometimes up to 50% lower than what you’re currently paying.

A good debt reduction plan will work with your creditors to reduce and/or eliminate high interest charges, waive late fees and other penalties, and update your past due accounts to show the current status.

First Major Regulatory and Legislative Victory of 2005 for Creditors and Consumers

January 30, 2007

Under the Fair Debt Collection Practices Act, collectors are not allowed to disclose a consumers past due debt to anyone other than the debtor and in some cases a spouse. The Telephone Consumer Protection Act would have required collectors to identify the registered name of their business in any pre-recorded messages to consumers or debtors. Since the name of many collection agencies indicates that they are a debt collection agency or that they are calling for the purpose of collecting a debt, this would have caused them to violate the FDCPA. The TCPA creates unworkable contradictions with collectors and creditors who are following the Fair Debt Collection Practices Act.

The Telephone Consumer Protection Act (TCPA) of 1991 was created in response to consumer concerns about the growing number of unsolicited telemarketing calls to their homes and the increasing use of automated and prerecorded messages. The FCC has rules to aid consumers who wish to limit these uninvited calls. On June 26, 2003, the FCC revised its rules implementing the TCPA and established, in coordination with the Federal Trade Commission (FTC), a national do-not-call registry.

Bad Credit Mortgage Loans ? How To Get Approved

January 29, 2007

Persistence is the key working toward getting approved for a bad credit mortgage loan. There are many factors that you, as a borrower have control over that can help you get approved faster and easier. There are guidelines that most sub-prime lenders go by that, if you know them, can help you move through the process without getting stuck, unable to get financing.

If you have a bankruptcy or foreclosure, even if they are recent, do not despair. Many sub-prime or bad credit mortgage lenders have what’s called, guidelines for bankruptcy or foreclosure seasoning. That means that they have a set amount of time that must go by from the time of a bankruptcy or foreclosure before they will lend to a borrower. Usually this time is 2-3 years, but many sub-prime lenders have no seasoning time, which means, if your credit score is above a certain point, you could get approved the day after your bankruptcy discharge. Other sub-prime lenders have bankruptcy or foreclosure seasoning of 6 months or a year. The biggest factor here will be your credit score.

Rolling your 401k: Contributory IRA vs. Rollover IRA

January 29, 2007

In an ideal world you would start your working career with a great company in your early 20s, steadily climb the corporate ladder, retire at age 65, and draw a sufficient income from your accumulated 401k account to live happily ever after.

Unfortunately, that’s not how the real world works. If you are like most people, you will change careers, or at least companies, several times. Each time, you’ll be faced with the question of what to do with your accumulated 401k benefits.

You will likely have a few choices: keep your 401k with your old employer (sometimes possible), roll the proceeds into your new employer’s 401k plan, or put them directly into a self-directed IRA at a brokerage firm of your choice.

Since leaving your 401k with your ex-employer has no benefits whatsoever and most employers will prefer you transfer out anyway, that leaves only the last two as viable options:

1. Roll your 401k proceeds into the new employer’s 401k plan of (if allowed)

This is the most painless solution and the one that does not require much decision making. While this is certainly acceptable, there is a bigger picture.
